WHAT IS AN APPRAISAL?

Some folks are shocked to find that the appraiser doesn’t glance around your home, mutter a few "Uh-huh’s", and then tell you what you want to hear.

For one thing, real estate appraisers are heavily regulated, and an opinion of value must be supported by market facts. By "market", I mean to say that the appraiser must know his market; what the current price trends are and how your home compares with other homes that have sold or are for sale.

Appraisers are governed by the Uniform Standards of Professional Appraisal Practice (USPAP). USPAP sets rigid rules for what is contained in an appraisal report. Woe be unto the appraiser who neglects to heed every rule, as his license or certification may be in jeopardy.

Appraisers MUST have fourteen hours of continuing education each year for license or certification renewal.

CLASSES OF APPRAISERS

Licensed residential appraiser: May appraise non-complex residential properties.

Certified residential appraiser: May appraise complex residential properties.

Certified General Appraiser: May appraise all property types.
